LAND FOR SALE ON BIDS

The owner of farmland in Ransom County, North Dakota wishes to sell the following:
Tract 1:
The Northeast Quarter (NE1/4) of Section Twenty-one (21), Township One Hundred Thirty-five (135), of Range Fifty-seven(57), Springer Township, Ransom County, North Dakota.

Tract 2:
The South Half of the Northeast Quarter (S1/2NE1/4) and the Southeast Quarter (SE1/4) of Section Sixteen (16), Township One Hundred Thirty-five (135), of Range Fifty-seven (57), Springer Township, Ransom County, North Dakota.

Tract 3:
The West Half of the Southwest Quarter (W1/2SW1/4) of Section Fifteen (15), Township One Hundred Thirty-five (135), of Range Fifty-seven (57), Springer Township, Ransom County, North Dakota.

Bid Procedure:
The three (3) tracts of real property will be sold separetely.  Written bids on each tract should be mailed or delivered on or before 5:00 o'clock p.m., Friday, September 28th, 2007, in a sealed envelope to Lies & Bullis, 610 2nd Avenue North, PO Box 275, Wahpeton, North Dakota 58074-0275.  Each bid should state the bidders name, mailing address and telephone number.  No oral bids will be accepted.  Do not submit a per acre bid.  Contact John Bullis or Pamela K. Those submitting the five highest written bids on each tract will be invited to participate in an oral bidding to be held at the offices of Lies & Bullis, 610 2nd Avenue North, Wahpeton, North Dakota 58075, on Friday, October 4, 2007, starting at 1:00 o'clock p.m. for Tract 1, 2:00 o'clock p.m. for Tract 2, and 3:00 o'clock p.m. for Tract 3.

Terms of Sale and Closing:
The terms of sale on each tract are cash and a ten percent earnest money deposit will be required from the successful bidder on the date of the sale and the balance will be due in full at  a closing within 30 days after the sale.  The successful purchaser on each tract will receive possession at closing.  The seller will furnish updated abstracts of title on each tract.  The seller reserves the right to accept or reject any or all bids.
